Location Suitability
Due to the way Nokken cabins are built, the ability to access previously secluded or natural locations is now possible.
Think of remote locations in privately owned forests, reserves or estates. High up in the hills or within dense woodland.
By being low impact, these structures can provide paying guests or yourself an amazing stay with direct access to nature.
Off-Grid Capabilities
All our cabins are available in either on or off grid - meaning that the services (water, waste and electricity) are either localised, using the existing resources available or harnessed, gathered and stored from the elements.
The Nokken cabins come as On-grid as standard, with a simple, plug and play unified services point underneath the module. We provide a services template which can be used by your local installer.
With On-grid versions, the client is responsible for installing the necessary facilities.

Permits & Preparations
All local permits, including the costs, are the responsibility of the client. We will be able to support you on your projects journey and supply you with the technical drawings and specification documents required.
Please be advised that regulations do differ from country to country and that whilst the Nokken cabins have been created to the utmost levels of habitation certification required, rulings and local planning specifications do change. We also advise contacting and creating a dialog with your local planning office to discuss your project in further detail as invariably, your project will require authorisation. Please be aware that permitting confirmation is critical to the delivery date and all legal duties carried out prior to dispatch.
Delivery
One of the advantages of a Nokken cabin is speed and efficiency. A typical order can be manufactured and on-site within 10-12 weeks allowing for multi-unit sites to quickly take shape. European orders are available for delivery from September 2022 onwards
North American orders are available for shipment to multiple ports from the EU from September 2022 and available for localised build from January 2023 following the completion of the Nokken Prototype in the US.
Installation
Building modular provides all sorts of benefits over traditional site construction, but the biggest one is installation. Because all of the construction has taken off site, in a controlled environment, not dependent on weather or local tradesmen. Your project and hospitality business can be up and running 25-50% quicker, and all with a budget that is clearly defined from the outset.
The install is as simple as building can be - The Nokken unit is delivered to site on the back of a low-loader in one single piece. A crane positions your cabin onto the already pre-positioned foundation points. Once fixed down, the services are plugged into the outlet in the base of the unit and you’re ready to go.
This is all achieved within 24 hours. Theoretically, if you schedule a morning delivery, you could have guests staying within your accommodation that very night!
Side Notes
Nokken is a truly European company; Architecturally formed in England, styled in Denmark, engineered in Germany and manufactured in Latvia and Portugal. From Autumn 2022 we will also have an outpost in North America and will be able to supply to both the United States and Canada. Our cabins can be shipped whole as true modular forms or on special request panellised for self construction. This allows the possibility for installation in remote locations, on islands or other countries.
The cabins are engineered with CLT frame structures utilising modern building techniques. As with all natural products, they require care and maintenance, however with the appropriate love will go on to last a lifetime.
The cabins are designed with a hospitality setting in mind and as such inhibit low maintenance combined with beautiful, natural and sustainable materials. Elements such as the Larch and Metal external cladding will age gracefully over time.
Nokken fully complies with all main European regulations for travel, retreat and hospitality accommodation and has been designed with both European and North American certification in mind. Local regulations should always be reviewed and confirmed by the client. Any orders placed are subject to any regulatory certification being confirmed prior to delivery.
Our cabins offer a Standard 5 year warranty on structural defects, alongside a 2 year warranty on fixed component parts.
